Closing Day Checklist

Closing day is the final step in buying or selling a home. Being prepared can help ensure a smooth and stress-free experience. Here’s what you need to bring to make the process as seamless as possible.


1. Valid Photo Identification

All parties involved must present a government-issued, unexpired photo ID. Acceptable forms include:

  • U.S. Driver’s License or State-Issued ID

  • U.S. Military ID

  • U.S. Passport


Foreign driver’s licenses are not accepted. Foreign passports may require additional supporting documentation.


2. Certified Funds for Closing Costs

If funds are required at closing, they must be in a certified form. Your title company or lender will provide the final closing amount before your scheduled date. Acceptable payment methods typically include:

  • Cashier’s check made payable to the title company

  • Wire transfer (contact your title company for secure wire instructions)


Wire Fraud Warning: Wire fraud is a growing threat in real estate transactions. Title companies will never change wire instructions via email. 3. Proof of Homeowner’s Insurance

If the home is being financed, lenders require proof of an active homeowner’s (hazard) insurance policy. Be sure to:

  • Provide documentation showing the policy is active and paid

  • Ensure the lender is listed as an additional insured party

  • Submit proof before closing unless the premium is collected at closing


4. Who Needs to Be Present at Closing?

All individuals listed on the title or purchasing the property must attend the closing unless prior arrangements have been made.
